THE PROGRAM

The Magco Inc. maintenance program is designed to allow the owner to pay a yearly fee, which covers all necessary work, including service calls, and preventive maintenance. This will insure that your roof performs for the longest period possible.

Each roof will be evaluated to determine its serviceability, based on age, condition, and quality, and then it will be placed in 1 of 4 categories. Magco Inc. will recommend initial corrective repairs to be completed prior to a yearly service contract being offered. These costs will vary depending on category and building size.

CATEGORY 1

A roof still under warranty, in good condition requiring minimal corrective repairs, 1 to 8 years in age.

CATEGORY 2

A roof in good to average condition requiring some corrective work 8 to 12 years in age.

CATEGORY 3

An older roof with some possible life if extensive corrective repairs are performed, 10 to 20 years in age.

CATEGORY 4

An old or poorly installed roof with little or no economic value remaining where the cost of performing extensive repairs would out weigh the value of the roof (a new roof would be recommended).

Magco Inc.’s yearly service contract includes:

  • Fill pitch pockets
  • Patch scuffs, cracks and blisters
  • Clean drains and gutters
  • Repair or touch up caulking
  • Leak response and repairs

THE SYSTEM

  • Provide a full site inspection

  • Clean and prepare all seams
  • Strip all seams with self adhering EPDM
  • Reflash all penetrations
  • Caulk and repair counter flashing and terminations
  • Restore ballast

EPDM rubber roofing material has proven to be an exceptionally weather resistant product. The seams, however, have shown some difficulty remaining adhered over a long period. Magco Inc.’s rehabilitation system will refurbish all seams and flashings with the newest and best EPDM seaming materials available in the roofing industry. Eliminating all potential seams and flashing related leaks, will provide you with a rejuvenated roof, and allow Magco Inc. to offer this fabulous warranty without the expense of re-roofing.

* Exclusions: Roofs that contain fiberboard insulation, roofs that have a history of leaks, HVAC repairs, damages caused by others or nature, plumbing, excessive ponding water, and metal work. Magco Inc. reserves the right to reject any roof that does not meet its specific requirements. Not all roofs are eligible. Magco Inc. reserves the right to perform all warranty repairs, as it deems necessary to satisfy its obligations.
